Virtual tours and other services are available on request. The Partners oversee all elements of marketing your property – including the submission of advertising. We regularly advertise in the Bournemouth and Poole property week, in addition to monthly magazines such as Compass, Property Plus, the Buyers Guide and on occasion in the national newspapers property sections.

Types of sales
As a predominately residential agent the common method of sale we employ is “Sale by private treaty” which is the usual mode of sale for most situations however this is not the only sales method to use and at Churchfield we can advise on the correct or preferred mode of sale such as “sale by tender”, sale “by informal tender” and “sale by Auction”. Many of these methods we employ on a regular basis.

    Surveys

    Your home is one of the most expensive things that you are ever likely to buy so be sure have a survey carried out. At Churchfield, we work closely with a number of local firms so let us recommended a qualified and experienced Surveyor to carry out a report for you and highlight any areas of your intended purchase that may need attention.

    There are a number of different types of surveys available and our experienced staff will be able to discuss these and recommend an appropriate type of survey for you and your purchase.

    Mortgage Lenders Valuation
    This is a brief report for a lender and its purpose is simply to determine the value of the property, it includes a few comments on the condition of the building however it is intended purely to enable the lender, to determine whether the property is adequate security for mortgage purposes.

    The RICS Homebuyer Survey and Valuation
    This is suitable for straightforward homes built within the last 100 years. This report is the choice of most homebuyers. After an examination of all readily visible surfaces, the surveyor will then prepare a concise report detailing the matters that they consider require urgent attention or those that to be significant in a decision to purchase. This report does not detail minor repairs or decorative matters, but deals with the important items that will affect your buying decision.

    Building Condition Survey
    A detailed inspection and report on the structure of a building. This report identifies the visual defects, advises on the quality of the construction and draws to your attention the maintenance and repair items that you are apparent. As the report can be tailored to meet specific requirements, this report is ideal for the large or unusual properties, of any age.

    We also work closely with “LMS” a solicitors marketing firm via their STARS online tracking system. We find this very useful and so does the appointed solicitor firm, benefits from the LMS instruction system are that the appointed local firm provide regular updates to us and their customer via email, telephone or SMS text message if required. With this flow of information between the relevant parties it provides both peace of mind to the client and valuable information to us helping manage the transaction effectively.
